    The Chancellor's yearly Budget, where changes to landlords' taxes are usually announced. Most changes start later, often on 6 April.

  • Paper tax return deadline (2025 to 2026)In 21 days

    Only if you send a paper return. Online returns have until 31 January.

November 2026

  • Making Tax Digital quarterly update (6 April to 5 October 2026)In 28 days

    Landlords using Making Tax Digital for Income Tax. Each update covers the tax year so far. HMRC won't give penalty points for late updates in the 2026 to 2027 tax year.

  • File online by today to pay through your tax code (2025 to 2026)

    If you owe less than £3,000 and already pay tax through PAYE, HMRC can collect it from your wages or pension over the next year instead.

January 2027

  • Tax return and tax bill due (2025 to 2026)

    Everyone who files a Self Assessment tax return. The first payment on account for next year is due the same day.

February 2027

  • Making Tax Digital quarterly update (6 April 2026 to 5 January 2027)

    Landlords using Making Tax Digital for Income Tax. Each update covers the tax year so far. HMRC won't give penalty points for late updates in the 2026 to 2027 tax year.

  • Making Tax Digital starts for income over £30,000

    If your rent plus any self-employed income was over £30,000 in the 2025 to 2026 tax year. You'll need software that sends HMRC an update every three months.

  • New tax year: higher Income Tax rates on rental profit

    Landlords who own in their own name. Rental profit is taxed at 22%, 42% and 47%, two points above the rates on wages. Wales may get the power to set its own rates. England and Wales.
