Terms of use

These terms are the agreement between you and us when you use NestInsights. Please read them, particularly the parts about our figures not being financial advice and the limits on our responsibility. By creating an account or buying Pro, you accept them.

1. Who we are

NestInsights is run by Nooroots Nutrition Ltd, a company registered in England and Wales (company number 14009059), whose registered office is Suite 5, 5th Floor, City Reach, 5 Greenwich View Place, London E14 9NN. "We", "us" and "our" mean Nooroots Nutrition Ltd. You can contact us at support@nestinsights.com.

2. Our figures are not advice

NestInsights is a calculator and information tool for people looking at UK buy-to-let property. It works out figures from what you enter and from the tax rules we've set up, and explains them in plain English. In particular:

• It is not financial, investment, mortgage, tax or legal advice, and no part of it is a personal recommendation. We aren't authorised by the Financial Conduct Authority to give regulated advice, and we don't.
• The results are only as good as the figures you enter. Rents, prices, interest rates and costs change, and the verdicts ("good", "worth a look") are rules of thumb, not a judgement about your circumstances.
• We work hard to keep tax rules accurate and up to date, and test them against official calculators, but tax law changes and we can't promise every figure is right for your situation.

Before you buy, borrow or decide how to own a property, check the figures and get advice from a qualified professional such as a mortgage broker, accountant or solicitor.

3. Your account

• You must be 18 or over and give a working email address.
• Keep your password to yourself. You're responsible for what happens in your account, so tell us straight away if you think someone else has used it.
• One account is for one person. Please don't share it.
• You can delete your account at any time from your account page. That deletes your saved deals straight away and cancels Pro if you have it.

4. Free and Pro

• Free includes the full deal calculator and lets you save up to 3 deals. If you saved more than that in our old app, you keep them all.
• Pro costs £9 a month or £90 a year, paid in advance by card through Stripe. The price shown when you buy is the price you pay. We aren't registered for VAT, so no VAT is added.
• Pro is sold only to customers in the UK. If you buy it with a billing address outside the UK, we'll cancel it and refund you in full.
• Pro renews automatically at the end of each month or year until you cancel. You can cancel at any time under "Manage billing" on your account page. You keep Pro until the end of the period you've paid for, and then move back to Free. Nothing is deleted, but you can't save new deals while you have more than the Free limit.
• We don't refund part-used months or years, except as set out below or where the law requires it.
• If a payment fails, Stripe will try again for a short time. If it still fails, your account moves back to Free.
• If we change the price of Pro, we'll email you at least 30 days before it applies to you, and you can cancel before then.

5. Your right to cancel (consumers)

If you buy Pro as a consumer, you have 14 days from the day you first buy it to change your mind, and we'll refund you in full. To cancel within 14 days, email support@nestinsights.com with your account's email address. This right applies to your first purchase of Pro, not to each renewal.

6. Using the service fairly

You agree not to:

• copy, scrape or download the site's content or data in bulk, or use automated tools to access it, other than search engines indexing public pages;
• try to get into accounts or parts of the site you're not allowed into, test our security without our written permission, or interfere with how the site works;
• resell the service or build a competing product from it;
• use it for anything unlawful, or put anything unlawful or harmful into it.

If you break these terms, we may suspend or close your account. Unless the breach is serious, we'll tell you first and give you a chance to put it right.

7. Your deals, records and our content

• The deals and records you save are yours. You let us store and process them only to provide the service to you. We won't publish them.
• Other people's details: if you keep details of tenants or others in your address book, you're responsible for having a good reason to keep them and for keeping them no longer than you need. Our privacy notice explains how we look after them for you.
• Shared links: anyone with a link you create can see that deal's figures, though not your other income, tax figures or company comparison. You can stop sharing at any time, and the link stops working at once.
• Everything else on the site, including the software, design, text and the way figures are worked out, belongs to us or our licensors. You may use it for your own property decisions, but not copy or reuse it otherwise.

8. Keeping the service running

We aim to keep NestInsights available and working, but we can't promise it will always be available or free from faults. We may change, add or remove features to improve the service or keep up with the law. If we make a change that takes away something important from Pro, you can cancel and we'll refund the unused part of your current period. If we ever close the service, we'll give at least 30 days' notice, refund any unused Pro period and give you a way to export your deals.

9. Our responsibility to you

• Nothing in these terms limits our responsibility where it would be unlawful to do so, including for death or personal injury caused by our negligence, for fraud, or for your legal rights as a consumer.
• If you're a consumer, we're responsible for loss or damage you suffer that is a foreseeable result of us breaking these terms or failing to use reasonable care and skill. We aren't responsible for loss that wasn't foreseeable.
• Property investment carries risk. Because our figures are not advice (section 2), we aren't responsible for the outcome of decisions you make using them, such as buying a property, taking out a mortgage or choosing how to own it.
• If you use NestInsights for business purposes, for example as a landlord company, adviser or agent: we aren't responsible for loss of profit, income, business or opportunity, or for indirect loss, and our total responsibility to you is limited to the amount you've paid us in the 12 months before the claim, or £100 if that's more.

10. Changes to these terms

We may update these terms, for example to reflect new features or changes in the law. If a change matters, we'll email you at least 30 days before it takes effect. If you don't accept it, you can cancel and delete your account before then, and we'll refund any unused Pro period. The date at the top shows when the terms last changed.

11. General

• Our privacy notice explains how we handle your personal data, and our cookies page explains the cookies we use.
• If you have a complaint, email support@nestinsights.com and we'll do our best to put it right.
• We may transfer this agreement to someone who takes over NestInsights, and will tell you if we do. Your rights under it won't be reduced.
• If a court finds part of these terms can't be enforced, the rest still applies.
• Nobody else has rights under this agreement.
• These terms are governed by the law of England and Wales. You can bring proceedings in the courts of England and Wales, or, if you live in Scotland or Northern Ireland, in the courts there.
