Using these figures
Use it however you like, in articles, reports, apps or your own analysis, including commercially. Please credit NestInsights with a link, and keep the government credits with it.
Good to know
- The file is shared under Creative Commons Attribution 4.0. The Land Registry and ONS figures it's built from are under the Open Government Licence v3.0.
- The address stays the same each month, so a spreadsheet or script can point at it.
- Figures are plain numbers, with no £ or % signs. The newest months are provisional and can be revised.
- England and Wales only. ONS publishes no rents for City of London, so its rent cells are blank.
- For information only, not financial advice.

| area_code | ONS code for the local authority, such as E08000006. |
| area_name | The local authority's name. |
| region | The English region, or Wales. |
| country | England or Wales. |
| nestinsights_page | The area's page on NestInsights. |
| price_month | The month the price figures are for (YYYY-MM-DD, first of the month). |
| average_price | Average price in pounds, UK House Price Index. |
| price_provisional | true if that month's price can still be revised. |
| sales_last_12_months | Sales recorded in the last 12 months (recent months still filling in). |
| rent_month | The month the rent is for. Blank where ONS publishes no rent. |
| average_monthly_rent | Average private rent a month in pounds, ONS Price Index of Private Rents. |
| gross_yield_pct | A year's rent as a % of the average price, both averaged over 12 months. |
| price_growth_1y_pct | Average price over the last 12 months against the 12 before, %. |
| price_growth_3y_pct_a_year | Steady growth a year over 3 years, %. |
| price_growth_5y_pct_a_year | Steady growth a year over 5 years, %. |
| price_growth_10y_pct_a_year | Steady growth a year over 10 years, %. |
| rent_growth_1y_pct | Average rent over the last 12 months against the 12 before, %. |
| rent_growth_3y_pct_a_year | Steady rent growth a year over 3 years, %. |
| rent_growth_5y_pct_a_year | Steady rent growth a year over 5 years, %. |
| price_change_3m_pct | Latest 3 months' prices against the same 3 months a year before, %. |
| rent_change_3m_pct | Latest 3 months' rents against the same 3 months a year before, %. |
| price_volatility_pts | How much the yearly price change swung over 5 years, in % points. Lower is steadier. |
| rent_volatility_pts | How much the yearly rent change swung over 5 years, in % points. |
About these figures
Updated with July 2026 data on 10 October 2026. Prices come from the UK House Price Index, rents from the ONS Price Index of Private Rents. The newest months are provisional and can be revised. Figures are for information only and are not financial advice.
