How it's worked out

  1. Split the price into the stamp duty bands.

  2. Add the surcharge to every band if you'll own more than one home, or for a company.

  3. Charge each slice at its rate and add them up.

Why is stamp duty higher on a buy-to-let?

If you'll own more than one home once you've bought it, a surcharge is added to every band. Companies pay it too. Pick who's buying, and the calculator shows how much it adds.

Do companies pay the 17% rate?

Only on homes over £500,000 that aren't used in a business. A company letting the home out claims relief and pays the higher rates instead, which is what this calculator assumes.

What if I'm replacing my main home?

If you sell your old main home at the same time, you pay the standard rates even if you own a rental. Pick 'Main home'. If you buy first, you pay the higher rates and can claim the extra back if you sell within three years.

What about Wales and Scotland?

Wales has Land Transaction Tax, with its own calculator. Scotland has Land and Buildings Transaction Tax, which this site doesn't cover.
