Neighbourhood types
8 kinds of neighbourhood
Every neighbourhood in England and Wales with enough sales has one of these types, grouped by machine learning from what its homes are like. It describes the homes today, not where prices will go.

How the types are made
- Each neighbourhood is described by 18 figures in five groups, which count equally: what the homes are (detached, semi, terraced, flats, bungalows, maisonettes), their age and size, new builds and leasehold houses, how built up and rural it is, and prices against the middle of its region.
- Machine learning (k-means) found the 8 groups of neighbourhoods that are most alike on those figures. Each neighbourhood gets the type it's closest to. When another type is almost as close, its page says "Also close to" that type.
- The types were tested before going on the site: on years they weren't built from, they stayed steady and told more about places than a simple rule (the main type of home, and town or country) did.
- They're worked out again each month with the new sales. A neighbourhood keeps its type until another one is clearly closer, so a place near the line doesn't switch back and forth.
What they don't say
- Nothing about the people who live there: no census figures about people, and no deprivation figures, go in.
- Nothing about where prices will go. A type describes the homes today.
- A type is for the whole neighbourhood, never one street or home.
